A provision added to an insurance policy whereby the scope of the coverage is restricted or enlarged. In most cases, it provides additional coverage. Endorsements are available for a one time premium for owners and lenders.
A Gap Endorsement covers the time period between the commitment issuance date and the date of the policy. When notified of a closing date, we will search the records between the commitment date and closing, looking for anything new of record therefore “reducing the gap” as much as possible and reducing the risk. We recommend this endorsement for each transaction and it is available to buyers and lenders. The Gap Endorsement costs $125.00 for residential, and $150.00 for commercial properties. There are hundreds of endorsements, we have illustrated three common endorsements below:
ALTA Endorsement 8.1 and 8.1-06 (Environmental Protection Lien)
The ALTA 8.1 and 8.1-06 endorsement is only issued in conjunction with a Loan Policy covering primarily residential property
Paragraph (a) insures that there are no environmental protection liens filed in the public records which have priority over the lien of the insured mortgage unless excepted in Schedule B.
Paragraph (b) insures that there are no state statutes which provide that liens filed after the Date of Policy would have priority over the lien of the insured mortgage, except for those specifically excepted under paragraph (b).
ALTA Endorsement 9-06 (Restrictions, Encroachments, Minerals)
The ALTA 9-06 endorsement to the Loan policy insures against violations of restrictions, encroachments over easements, building lines or property lines, and damage by reason of mineral development. It may not be issued on an owner’s policy.
ALTA Endorsement 22-06 (Location)
The ALTA 22-06 endorsement to a Loan or Owner’s Policy insures that a designated improvement is located on the land and the improvement is known as a particular street address.
